Damaged Asphalt: When To Repair Vs Replace?


Whether to repair or replace asphalt depends on various factors such as the extent of damage, overall condition, and budget constraints. In general, minor issues like small cracks, potholes, or surface deterioration can often be effectively repaired through methods such as crack sealing, patching, and overlaying. These repairs are cost-effective and can extend the lifespan of the asphalt surface.


Deeper damage or imperfections in asphalt can be repaired by resurfacing, which is just short of full-replacement. Asphalt resurfacing replaces only the top damaged layers of asphalt, rather than the whole pavement. This method is perfect for asphalt that has deeper damage but no foundational base issues, or asphalt that has widespread cracks or other imperfections. Patching this damage would be impractical and lead to weaker asphalt moving forward, so we recommend resurfacing.


However, if the asphalt pavement exhibits severe damage that is deep and may compromise the base layer, we recommend full asphalt replacement for the best results. Damage that could constitute replacement includes extensive and deep cracking, deep potholes, and significant base failure. In such cases, removing the old asphalt and installing a new pavement would provide a longer-lasting and more sustainable solution.

Asphalt Resurfacing For More Extensive Damage


Sometimes, damage to asphalt can go beyond the surface layer or may be widespread enough that simple filling or patching repair is impractical. When damage goes beyond 2 inches or covers most of the surface, we recommend a more extensive repair process, asphalt resurfacing. Asphalt resurfacing replaces the damaged layers of asphalt with fresh layers. This method is done with warm or hot mix asphalt and is able to target deeper cracks and potholes effectively. The result of asphalt resurfacing is a like-new pavement built on top of the original base and middle layers that provides a strong and seamlessly smooth surface. For roads, driveways, or parking lots with widespread damage, resurfacing is effective in repairing the entire surface all at once.

Our Professional Asphalt Repair Process


  1. Surveying The Damage - An important first step to asphalt repair is to properly survey the damaged area and make plans to carry out the correct type of repair. Our expert crew typically comes out and surveys the pavement in-person. If damage is contained and shallow, we may recommend a simple filling or patching repair. If damage is extensive or deep, we may recommend a more involved resurfacing repair. If damage is widespread and deep, we may recommend full replacement of the asphalt pavement. Getting this first step right is crucial, or your asphalt repair can be limited in effectiveness.
  2. Preparation of Damaged Area - To begin the repair process, we will prepare the targeted area by removing any loose asphalt and smoothing out the crack or pothole to allow for better bonding with the asphalt filler mix.
  3. Installation of Cold or Hot Mix Asphalt Filler - We will then apply a cold mix asphalt filler to the damaged area, which will fill in the cavity and bond with the existing pavement. Hot mix asphalt may be used if we feel that the extent of the damage requires it for more effective bonding. We will compact the asphalt filler mix in the area to increase its denseness and strength.
  4. Local Resurfacing of Damaged Area - After applying the filler mix, we will finish the process by adding a surface sealant to the repaired area in order to lock in the patch and smooth the surface. This extra step prevents the repaired area from re-developing the issue and prevents the patch from coming unbonded.
  5. Curing - Finally, we'll allow the repaired area to rest and cure. It generally takes 2-3 days for the repaired asphalt to fully dry and bond.
