Specialty Driveways: Extended Driveways and Blacktop

Beyond our standard asphalt driveway paving service for homes, we offer specialty paving services such as extended length driveways on properties and blacktop driveways. Extended driveways are perfect for large properties that require a paved path from front to back. More akin to a private roadway than a driveway, these extended pavements are perfect for connecting private vehicle and foot traffic to your home.

Blacktop driveways are similar to asphalt but have slightly different properties. In asphalt and blacktop, bitumen is the sticky binding material that holds the crushed stone aggregate together. While both use a bitumen material with a crushed stone aggregate, blacktop uses a higher ratio of aggregate to bitumen in the mixture. This results in a more porous, softer, and less dense surface. The way we can identify blacktop is by its rougher and more porous look, often having rough edges. Blacktop may also appear darker in color. The benefits of blacktop is it is more affordable and easier to install or replace. However, it is not as durable and will not last as long as asphalt. We recommend blacktop only for light use driveways or residential pathways.

What Type Of Asphalt Mix Do We Use For Residential Asphalt?

There are a few mixes of asphalt that are used in residential paving. These are cold-mix asphalt, warm-mix asphalt, and hot-mix asphalt. Cold-mix asphalt is not heated in the production process and is the least durable mix. We use cold-mix asphalt for patching repairs to damaged surfaces. Warm-mix asphalt and hot-mix asphalt are both heated during the production process, but to different temperatures and use a slightly different process. Hot-mix asphalt is the most common type, making up most asphalt you see in public. For driveways and residential roads, we use hot-mix asphalt with either coarse-grained or fine-grained mixes. This type of asphalt presents the most durable option for long-lasting and strong pavement, without increased risk for wear in the future.

Asphalt Maintenance: How To Have A Durable Long Lasting Driveway

Frequent and proper maintenance is needed to ensure the durability and longevity of an asphalt surface. Maintenance and care should be performed every few weeks in order to avoid accelerated deterioration. After installation of the asphalt, it is up to you to manage the upkeep so that it an last its entire 20-30 year lifespan. Here are some steps we recommend you follow to prolong the life of your asphalt pavement:

  1. Sealcoating - Asphalt sealcoating applies a layer of special sealant on top of the pavement surface to prevent infiltration of water and oil into its pores, and to protect against damage from UV rays. This is a crucial maintenance item and must be performed every 2-3 years to avoid early crack formation.
  2. Repair Cracks Quickly - Cracks may appear over time in pavement, even with regular maintenance. It is important to repair new cracks quickly as neglected cracks can expand and cause more damage over time.
  3. Frequent Surface Inspections - Perform frequent surface inspections, particularly after the summer and winter seasons to find and fix any cracks or potholes before they get expand.
  4. Routine Pressure Washing - Regular pressure washing of asphalt removes oil and dirt build-up from regular use that can deteriorate asphalt pavement. Pressure washing helps maintain a clean environment that will aid in the lifespan of your asphalt. Washing is best done every 2-3 months.
  5. Drain Standing Water - Standing water or water build-up is a big cause of potholes, cracks, and deterioration of asphalt. Because asphalt is very porous, standing water will easily seep into the pavement and may cause it to weaken. After rainstorms, we recommend checking for standing water on your asphalt surface and brushing it away if necessary. When you choose Adair's Asphalt Spokane, we put special attention to properly grade your pavement so standing water should not be a big issue.
  6. Clean Oil and Chemical Spills - Oil and chemical spills on asphalt can easily seep into the porous surface and cause damage. We recommend cleaning up any oil or chemical spills immediately before much of it is able to be absorbed.
